Holiday Home Ownership FAQs

If you are just starting out on your holiday home ownership journey, a quick scan through our FAQs is an excellent place to start, as you'll find out the answers to a lot of your questions and probably pick up some information you didn't yet know, you needed to know.  For the seasoned holiday home searchers our FAQs will tell you in a glance if our ownership experience is worth exploring and when you are ready to find out more, we'll be happy to answer any further questions with a quick call or in person.

Staying in your holiday home

Can I live in my holiday home permanently?

No, none of our parks offer residential licences and our holiday homes are intended for holidays only.  Your chosen property will be sold with either a holiday licence or lease, which will stipulate that it can not be used as your primary residence.  Before you purchase, you will be asked to provide proof of your permanent residential address and this will need to be supplied each year thereafter. 

Can I use my holiday home all year? 

Our parks in Cornwall are open all year, so you can holiday as many times as you like, whenever you like.  However, as it is sold with a holiday licence it many not be used as your primary residence.  Manleigh Park in Devon has a 10 month season, meaning you can enjoy breaks at your holiday home from 15th March until to 15th January.

Can I bring my pet to my holiday home?

All of our parks are dog friendly and they are welcome to stay with you in your holiday home. If you wish to bring another pet, please discuss this with us when looking at our holiday homes.

Can my family and friends use my holiday home?

You are welcome to let your family and friends use your holiday home, or join you for a break away. It’s your holiday home, so it’s your decision who you decide to share it with. If you would like to join our managed sublet service, your friends and family visits will need to fit in your own agreed personal use time, unless they will be booking at full price.

Can I let out my lodge out privately to holidaymakers?

No, you can only let your holiday home out to other holidaymakers via our fully managed subletting service. Please ask for details as part of the purchasing process and our team will talk you through it all.


What’s included in the price of my holiday home?

All Charteroak® holiday homes are fully furnished and ready to be let out to holidaymakers, or for you to start enjoying. All your appliances will be installed and a furnished deck area is provided so you can enjoy the outdoor surroundings from day one.  An inventory including small appliances, crockery and cutlery is also included. There are optional hot tubs available with selected holiday homes at our Cornwall parks, all included within the price; and holiday homes with EV charging points already installed are also available at our Cornwall parks.

Does my holiday home come with a warranty?

Brand new holiday homes are sold with a 10 year warranty.

Can I sublet my lodge and what are the benefits?

Yes, to help cover the costs of your holiday home you can join our managed subletting service, we will let your lodge, chalet, or holiday bungalow, to other holidaymakers when you are not using it. We will take care of the entire process for you, securing bookings, completing changeovers, taking care of any necessary maintenance and ensuring your guests receive a wonderful welcome and service, so that they are ready to book again.  You will have nothing to worry about and you’ll receive monthly payments for your bookings. If you’re happy to share your holiday home with others, then it’s a great way to offset some of your running costs.

Do you offer Guaranteed Rental Income?

We are currently offering 8% Guaranteed Rental Income on all holiday homes at any of our parks.  The Guaranteed Rental Income scheme covers a period of three years and gives you peace of mind through knowing how much income to expect and when you will receive the funds in your bank account.   A number of your annual running costs are also covered including insurance, utility bills, TV and broadband, hot tub maintenance, linen and cleaning (excluding when you use your holiday home), annual site fees, rental commission and our maintenance programme. At the end of the three years you will be given the option of joining our fully managed subletting service.

What are the running costs for a typical lodge? 

Running costs typically include annual site fees, which vary depending on the park, chosen holiday home and positioning.  Site fees at Charteroak® start from £4,800.  You will also need to pay non-domestic rates which are billed in line with council tax (please note you do not pay council tax).  Electricity is metered and paid quarterly, as too are water and gas.  You will also need to buy an annual insurance policy.

How long is typical licence?

The licence length will depending on your chosen park and holiday home.  At our Cornwall parks we offer a 99 year licence with our luxury lodges and at Manleigh Park a 50 year licence.  The holiday bungalows and chalets are all sold with a 75 year lease.

Do I have to pay council tax and stamp duty?

No as this is your holiday home there is no council tax or stamp duty to pay. Just the annual running costs associated with owning a holiday home. 

Funding your holiday home

Does Charteroak® provide finance if needed?

We don’t offer finance options but there are several specialist approved brokers that offer finance packages for holiday homes.
