At Charteroak, we believe second home ownership should be rewarding, not worrying. That’s why we’ve developed our Guaranteed Rental Agreement (GRA), a comprehensive approach that takes the uncertainty out of holiday lodge ownership whilst providing you with predictable returns for your first three years.

What is the Guaranteed Rental Agreement?

Our GRA is designed for new lodge owners who want the benefits of holiday letting, whilst also having financial return. Under this agreement, Charteroak guarantees you’ll receive 8% of your lodge’s purchase price annually for three years, giving you 24% of your original purchase price returning to your pocket over the agreement period.

But this isn’t just about the financial returns. The GRA provides transparency with no hidden catches, meaning your only cost is the annual pitch fee. This means more of what you receive stays exactly where it should be...with you.

Three years of carefree ownership

- Annual Return: 8% of your lodge’s purchase price, every year for three years
- Monthly payments: Paid directly to your bank account each month
- Example: A £225,000 lodge would generate £1,500 monthly (£18,000 annually, £54,000 over three years)

Continue Letting: Transition to our proven Sublet Scheme, where you maintain involvement in the rental process whilst benefiting from our established booking systems and guest base.

Private Use: Keep your lodge exclusively for personal enjoyment, having benefited from three years of hassle-free returns.

Hybrid Approach: Combine personal use with selective letting, giving you maximum flexibility to use your lodge when you want whilst generating income when you don’t.
